We honor the Federal Fair Housing Law to the letter. Furthermore, we do not discriminate on the basis of age or sexual orientation. However, without the Owner’s permission, we will not rent to roommates. We also forbid aggressive breeds of dogs in the interest of possible liability.

Supply rental applications and all other documents necessary to meet local Landlord/Tenant Laws.
Handle all tenant problems.
Fully account for all deposits and expenses.
Obtain bids and notify our clients prior to any excessive expenses regarding their property.
Ensure all required maintenance is done in a timely manner. Provide 24-hour emergency service.
Fully computerized and detailed monthly statements accounting for all income and disbursements.
Disburse all tenant deposit refunds and supply required documentation.
All collected rent and deposits are maintained in a client’s trust account, subject to periodic auditing.
Thoroughly screen all prospective tenants
Our web page provides 24 hour marketing of your vacant property.
We use leading edge software for managing your properties efficiently and cost-effectively.
Provide monthly and annual Owner Reports that will satisfy the most particular of accountants.
Fees:
10% of rent with a minimum of $100 plus $15 admin and maximum of $350. Only Pay for what you get.
We do not charge extra for services we do them all no matter what income level property you have with no hidden fees. Includes: Collection of rents, monthly owner’s statements delivered by email, owner’s payment delivered by electronic check.

Tenant approval and leasing service - one half of the first month’s rent, with a minimum lease term of 12 months unless the owner authorizes a shorter lease.
